Residents are able to reserve various rooms (Lobby, Lounge, Community Living Room, Flex Space) in The Commons for private events and gatherings. Per an agreement with the City, the public can also rent the Conference Room and Community Living Room areas of The Commons. The City can also hold up to 6 large events per year in the Community Living Room of The Commons.

What’s the benefit of having a Lifestyle Director?

The great thing about having an on-site Lifestyle Director is that they play a vital role in creating and maintaining an enjoyable and engaging lifestyle at The Groves! As an HOA representative, they can also simplify and expedite solutions to most HOA related questions. They plan events, keep The Commons running and activated, while they also answer community questions, etc.

Are there community events and how does the community stay connected?

The Groves has countless ways to get neighbors together all year long with a full calendar of fun events and activities. The Commons even has a Lifestyle Director to make the good times and great memories even better. Fun activities, once gatherings are allowed, may include:

Do all residents have access to both The Commons and The Retreat?

NEW RETAIL AT THE GROVES
The new retail at The Groves by Frontier will balance cool fun with everyday convenience, so you can grab your morning coffee, meet friends for dinner, or run to the store without getting in the car. Casual dining options, a fitness club, daily needs plus Stator Bros. grocer and other shops will be steps from home, so you can spend less time driving and more time living. Opening Fall 2021 to Summer 2022.

HERITAGE COURT
Also by Frontier, The Groves residents can walk to this eclectic retail spot that plans to offer craft eateries, cool market hall purveyors and unique spaces to gather. Paying homage to the site’s history, this retail area will also be architecturally significant - a creative re-use of historic buildings plus a new replica of the site’s former gym. Opening Soon.

What schools will The Groves students attend and within what school district?

The Groves appeals to the priorities of families who want a strong foundation for the future, and that includes access to a variety of schools for their children. Students living in The Groves will attend schools served by Los Nietos School District (K - 8th grade) and the Whittier Union High School District (9th - 12th grade). Los Nietos School District offers an open enrollment policy, and requests are processed on an individual basis.

What are the HOA Dues at The Groves?

Resident association dues include access to all of The Groves resident amenities including: 
11,000 Sq. Ft. Club • 2 Pools • Parks • Fitness Center • Co-work Lounge, Flex Spaces, Onsite Lifestyle Director & More!

Master association dues are approximately $203.10 per month (subject to DRE acceptance), which covers the maintenance of amenities and common areas, including common area landscaping. Sub-Association Dues for Bayberry and Willow will vary dependent upon the square footage of the home.

What are the taxes at The Groves?

When you live within the beautiful community of The Groves, your anticipated property taxes are based on the general tax rate combined with Community Facilities Districts (CFD) and Special Assessments. The total estimated effective tax rate will be:

  • Bayberry – Approx. 1.45%
  • Willow – Approx. 1.45%
  • Harmony – Approx. 1.45%
  • Stella – Approx. 1.4%

These rates will depend upon the price and square footage of your new home; this includes your base taxes + CFDs & special taxes. Please refer to your tax calculators and NOST reports for detailed information.

Which freeways and other convenient transportation hubs are close to The Groves?

This prime location at the intersection of Whittier Boulevard and Walnut Grove Dr. offers easy freeway access via the 5, 605, 60 and 10 to get to major LA employment centers, Downtown LA (only 30 minutes away), Orange County and beyond.

How did The Groves name come about?

A 1943 booklet promoting the Fred C. Nelles School described the agricultural nature of the property: “The farm includes about 55 acres in citrus fruit, 20 acres in walnuts and 30 acres in vegetable garden. There is also a young deciduous orchard of about 350 trees and occupying about 25 acres, which was planted in the spring of 1943.” This farm furnished the school with most of the vegetables used and because the citrus and walnut crops were far larger than needed, the surplus was marketed through the citrus and walnut growers associations, in which the school was a member. 

By re-connecting the Nelles site to the citrus groves with the name The Groves, we align the community with thoughts of growth, opportunity and renewal. This name also plays nicely with the pedestrian oriented nature of this community, trails/pathways, and sings with the landscape and the hip vibe of the retail. It feels storied, but fresh, just like the community itself. The view from the freeway towards Whittier and the site’s geographic area is also an inviting green backdrop with the treetops, further reinforcing The Groves name.

What is the history behind The Groves Whittier?

The Fred C. Nelles School was the oldest State school for juvenile offenders in the State of California. Originally named the “Reform School for Juvenile Offenders,” then “Whittier State School,” in 1941 the name was changed again to “Fred C. Nelles School” in memory of its Superintendent of 1912 to 1927. Designated a California State Historical Landmark in 1983, the institution remained in continuous operation for 113 years until its closure in 2004. In the early years, when there was both a boy and girl population, confinement, discipline, education and employment were the primary methods used for reforming the children. Under the leadership of Nelles, innovative programs were initiated for the treatment and reform of juveniles. Nelles relocated the girls out of the facility, introduced the first psychiatrists and psychologists, instituted clinical programs and modernized school administration to include individualized treatment, an honor system, and mental health. How is architectural reuse implemented at The Groves?

The Groves master plan includes the restoration of four existing buildings built in the 1920s and 1930s and repurposing those buildings into productive re-use as part of the retail and residential recreational areas, plus a new replica of the site’s former gym. The ultimate goal was to preserve some of the site’s historic properties while creating opportunities for homeownership in Whittier’s new must-have address.

Do the neighborhoods at The Groves offer a broker referral fee? Can I add my real estate agent to my purchase for a referral fee after my first visit?

We very much appreciate the Broker community and the service they provide. Please contact each neighborhood to check if they provide a referral fee. Brokers must personally escort their clients to an individual neighborhood and register them on their first visit. It is really the one and only requirement. Thus, if they fail to fulfill this requirement, they have not earned and are not eligible for the referral fee (if a neighborhood offers a fee).
